República 24: Contemporary benchmark on Avenida da República
A contemporary benchmark in urban rehabilitation in Lisbon, a Design & Build project by Tétris. Located on one of the main arteries in central Lisbon, the República 24 building has been transformed into a contemporary office space of approximately 6,300 sqm, designed to meet current demands for flexibility, efficiency and wellbeing.
Project scope: The integral transformation of the building
The rehabilitation of República 24 building involved a profound transformation that reconfigured the functionality and design of the space. The project converted a decharacterized mixed-use building into a qualified urban asset, balancing the preservation of existing architectural heritage with current needs of Lisbon's office market. Main interventions included:
- Complete renovation of the main façade for a new contemporary urban identity with sustainable features
- Reconfiguration of four basement levels for parking and technical areas, including installation of electric chargers in all parking spaces
- Renovation of ground floor with double-height ceiling and relationship with Avenida da República
- Creation of an English courtyard to maximize natural light entry
- Upper floors in spacious and flexible open space
- Replacement of pitched roof with an accessible rooftop featuring city views
- Replacement of all elevators with direct access to the rooftop, including new car lift prepared for electric vehicles
- High-quality thermal and acoustic performance systems
